Owning your own business is like taking a leap of faith for yourself and those around you. It's risky, but you take the chance because you believe in yourself and know that the outcome will be worth it. Many people view owning your own business as such a daunting and overwhelming journey. A study by Bloomberg states that 8 out of 10 businesses fail within the first year of their existence. For us at Burgan, even more than 40 years after opening our doors, we still operate with a mentality that we need to be better.  

We believe doing things right.  We believe in being transparent in everything we do and that learning from experience is the best educator.  If you are trying to start up a business or figure out a way to make your business better, this week's Motivational Blog will provide some tips and advice on how to be a successful business owner and thrive.

Listening and understanding goes a long way. 

The most important part of any communication is listening.  While listening to the customer talking to you, stay focused and retain everything they're telling you. Trying to think of the best possible answer to give them while they're still talking can lead you to possibly miss key information that the customer could give you. Odds are, when you truly listen fully to what the customer says, you'll know how to answer them effectively and respectfully. 

Face-to-face interaction is still the gold standard. 

In a previous blog, we told you how important it is to disconnect from technology every once in a while.  Do not let technology be the dominant means of communication for your company. Businesses still have people running them, and there is someone at the end of that phone call or at the receiving end of that email. Human contact and face-to-face communication is still more effective and more valuable than an electronic interaction. Treating people as people instead of just employees, clients, or deals will help make your endeavors more effective. 

Find the overlooked problem. 

All businesses set out to solve a problem or offer a service to their consumers, but sometimes can go blind to what actually needs to be fixed. Being too focused on what you have to offer or what you think the problem is can lead you to overlook or miss what the actual problem is and what the customer really wants. Take a step back, and from the outside looking in on your business, try and find what your customers truly need and the best way that you can provide this for them.  This will give you a sense of relevancy to your customers and always make sure they think of you if and when the problem arises again, making your business one that never goes away.

Don't give into the doubt. 

When you own your own business, uncertainty and stress is something that will never go away.   It won't always be a smooth journey as obstacles and bumps in the road will happen every day. Mistakes will be made and lessons will be learned, and that is good. Let this happen. You will never grow as a business owner if this does not happen. Surrounding yourself with a good support system of people to lift you up when things start to get tough is extremely important. A support system will help you through tough times, don't go at everything alone and don't give in to doubt as it creeps into your mind after a tough day.

Not every business is guaranteed to pan out and become successful. It is a challenging and uncertain road, but the result is worth the struggle. These tips can be a step in the right direction for your business to reach the success that you set out to accomplish from the start. Burgan Real Estate has completed a 6-month project with the launch of their new, custom designed website for buyers and sellers in the Mahoning Valley and across the world at  The new website, designed by Delta Media Group and under the consultation of their marketing firm, 898 Marketing, combines the latest technology for real estate agencies with unique social and digital content, imagery and valuable resources, all designed to deliver the same "Better with Burgan" brand experience customers have come to expect with their purchase/selling process with Burgan Real Estate.   The launch of the new online home for Burgan Real Estate comes after the company's best performing month by volume in June, as well as posting the 6thconsecutive quarter of growth since Patrick Burgan and Sue Filipovich took over leading the company as second-generation owners.  The two have grown Burgan Real Estate into the third largest real estate company by volume in the Mahoning County, based on reports from CRIS MLS NEOHREX for the period ending June 30, 2018.

The new website for the 40 plus year old real estate company has been completely overhauled to leverage some of the most advanced real estate tools, designed to make an individual's home buying and selling experience better.  The new site, which launched on July 16, required 6-months of research and design to create the new mobile friendly website.  By analyzing previous traffic and user experiences of visitors, the team at Burgan was able to make strategic changes to simplify the user experience and help residents find their new home quicker. 

Advanced Home Buying And Selling Features

Planning a trip is very similar to finding the right house.  Before you commit, you want to make sure you find the right place and have as much information about where you are going because, let's face it, you're going to have to live with the decision you make for you and your family.  It requires research and, while you can do it on your own, having the guidance of someone who is an expert makes the entire process better for everyone involved. Yep, choosing your home is a lot like planning a vacation and the team at Burgan is happy to have the newest member of the Burgan Bunch, Kim Sauerwein, a proven expert at both of them.  

For more than a decade, Kim Sauerwein has been a successful real estate agent in the Mahoning Valley.  A native of Columbiana and alumnus of YSU, Kim's love of the beach led her to begin her career as a professional travel agent, growing her passion of providing a service to others that makes a lasting impression.  She made no better impression though than the one on her husband, Bob, which led the two of them to start a family of their own by having their son, Mitch, and some furry family members too in the form of a dog named, Maggie, and two cats, Mavis and Brutus.  

Kim continued to excel as a travel agent in the area, including serving 2 years as a Director with the Columbiana Area Tourism Board, but in 2005, she was ready to take a new trip in her career.  Kim became a licensed real estate agent, learning how to apply her skills from being a travel agent to finding her clients a place to come back to after their trips ended. Like any good vacation spot, the second trip is always better than the first. After being a member of the Burgan Bunch earlier in her career, Kim left to experience another agency, only to realize that life truly is Better with Burgan.

Maintaining the same high standards Burgan Real Estate has been known for by our clients for over 40 years is no vacation.  But we know that Kim will be up to the challenge, especially if it means her being rewarded by getting back to sipping strawberry daiquiris on the beach, or relaxing by reading a biography or historical book while enjoying some pretzels and nuts with a cold root beer.  

Today, when she's not enjoying hikes in Mill Creek MetroParks or writing for the Mahoning Valley Real Producers Magazine, she proudly is a part of the Struthers Rotary and a fan of the three major sports teams in Cleveland – Browns, Cavs and Indians.  However, she will always be a YSU Penguin. 

While planning vacations and finding someone's dream home requires a similar skill set, vacations always have to come to end.  For Kim, she knows that finding the perfect house for her clients now with Burgan means even though the trip ends, she finds them a better place they can always call home.  Well, Kim, we hope this vacation of ours together never ends and are excited to have you as the newest member of the Burgan Bunch!


Burgan Real Estate has been winning in straight sets this year when it comes to landing new agents for their Burgan Bunch. The addition of Canfield real estate agent, Jill Herock, has the area's largest independently owned real estate agency serving up aces to their clients.

A graduate of Youngstown State University, she earned her Bachelor of Science degree in Business Administration and put it to good use immediately. Through her career, she found success in sales positions at both Hammer Corp. and with Superior Beverage Group, both in Cleveland. It wasn't until 2015 that she realized her game was better suited in a different game – real estate. She decided to acquire her P.P.S. designation and enter into real estate, landing here now, at the top of her game, with the Burgan Bunch.

As you can tell, Jill is an avid tennis player and loves spending time with her "girls," as she affectionately calls them. However, the number one player in her world is her husband of 35 years, Larry, and her most prized trophies are her children, Breanna, Hayley and Landon, as well as her two dogs, Tucker and Emma. Aside from tennis, Jill likes to unwind at her home on Lake Milton with a good bottle of wine or satisfy her sweet tooth with some chocolate, popcorn or chips. Her competitive side in tennis carries over to her passion in staying engaged cheering on the Cleveland Indians and the Cavaliers. Oh, and if you ever see her, she's always quick to respond to an, "O-H," with an, "I-O," in support the Buckeyes.

For Jill, friendly people are who she loves to be around most and she has found a great group of those in the various clubs and organizations she is involved with outside of work. From her Book Club and fellow parishioners at Canfield United Methodist Church to her Bunco group and, yes, her wine dinner group who like to travel to Michael Alberini's, Upstair's Lounge and the Village Pump, there is sure to be a smiling face whenever she is around.

There is nothing like hitting that sweet spot of the racket on the court but, for Jill, the sweetest thing is the reward she experiences for finding someone their new home. "I love working with people of all ages and finding the right home for them," said Jill. "It is so satisfying when I am able to find the home of their dreams and I know that as a member of the Burgan Bunch, I have found my dream home for my real estate career as well."

Finally…SUMMER!  The weather has changed, the sun is out and, let's be honest, finding how to say motivated during the summer is more challenging than the tasks themselves.  The last place you want to be is in the office.  We often find ourselves losing motivation to achieve the goals we have at our careers and jobs because we'd rather be doing something else out in the sun.  From golf and swimming, to enjoying Mill Creek MetroParks or a day on the lake in boat, there is some place else we'd rather be than in the office.  But leaving unfinished work or coming up short at the end of any sales month and, most importantly, the kick off to the best selling period for real estate because you wanted to take off a little early to enjoy the weather, actually does more harm than good.  From the message it sends to your colleagues and to yourself, that relaxing experience isn' t as good as it could be because there is a little thought in your head about something that was left unfinished.

Coming off of the 4th of July, we are reminded that there is still plenty of time for cold beverages and warm fun in the sun.  Reward yourself with these experiences by doing everything you can to finish your monthly tasks and goals on the highest note possible so you can experience the most enjoyable rewards in the summer sun.  To help you, here are some tips on how to stay motivated during the summer.

Eat The Frog

Mark Twain once said that if you eat a live frog the first thing you do every morning, the rest of day will be satisfying because you'll know that that single action is probably going to be the worst thing that is going to happen to you all day long. In this case, your "frog" is your biggest, most important task, that you have set for yourself.  It is the one you delay doing and most likely refuse to do something about it.  Start the day off by crossing off the most important thing so you have a greater sense of achievement and can brag about it to your friends over a cold beverage in the sun.

Make A List

Lists are a great way to gauge and prioritize everything you need to do.  Not only does it keep you on track to finish only the necessary things for the day so you can get out and enjoy the summer sun, but it also gives you a sense of immediate gratification by crossing off items so you can see the real progress you are making each day. 

Set Boundaries

In order to stay focused and motivated to enjoy the summer, you have to set boundaries for yourself.  This can be time you set aside to work on certain projects, elimination from distractions like your mobile devices and social media or even separating yourself from your colleagues.  Setting up times and boundaries for yourself will keep you motivated to complete tasks in a given amount of time because you know that is all the time you have to work on them before you move on to the next task…or activity outside.

Ignore The Noise

We mentioned it above but in regards to boundaries, but we think it is worth repeating.  We have become so tied to our mobile devices that we get distracted from our core responsibilities at work.  Whether we are looking at others enjoying the summer sun or posting comments or snaps about being at work, it further diminishes your motivation and ability to achieve your goals.  Put down the devices, disconnect for a while and see the amount of work you can accomplish in a short time.  It will give you extra time to soak up the rays outside.

Look, we all want to be outside enjoying the summer sun, especially after long winters like those in Northeast Ohio.  Discovering how to stay motivated during the summer and  achieve the goals you set out to accomplish for the month will only make your time out in the sun that much warmer and more enjoyable.  So don't be afraid to have frog in your throat in the morning, it just may mean you'll have a cold drink in your hand sooner than you think out as you enjoy the sun.


A few weeks ago, Sue and I were in Chicago as part of our LeadingRE MAESTRO Leadership training.  We've been fortunate enough to be selected out of thousands of applicants to attend and literally learn from the best real estate experts in the world about ways to better our company, our agents and the clients we serve.  One of the things that we talked about on the plane ride over was trying to be present while at this conference even though our mind was wandering to what is happening back in the office.  I mean, it's summertime in Chicago…we better soak this in!  But we were chosen to have an opportunity to be a part of something that can change the lives of our entire organization and we needed to remind ourselves that in order to do that, we needed to enjoy the process and focus on making all of us better. 

Being in the moment is the most important thing you can do when you take on any task.  Whether it is your home or office, your family or your friends, or, most importantly, doing something for yourself, focusing too much on the result and not enough on the small steps that help make the larger goal possible often derails any goal. Here are some tips on how you can stay in the moment and enjoy every part of the journey you are on.


From smart watches to smart phones, our connected devices do make our lives easier but they definitely don't help us stay in the moment.  Whether we are snapping something, adding a hashtag to an instagram story or texting our friends, we get distracted from the event that we are actually experiencing.  Disconnect from your devices and devote all of your attention to the unique opportunity that is happening right in front of you.  You may be trying to share or capture it for everyone else and forget that it is you who should be experiencing it.


In a world of instant gratification, many people look at the future as something that should be obtained today.  While it is important to have long term goals and see the bigger picture, it is more important to realize what it will take to get to those rewards.  Working hard and focusing on the task at hand today makes you appreciate the moment and realize that tomorrow's goals do not happen with out today's achievements.


Elephants are known to have impeccable memories.  It helps them as they move along in the wild if they become face to face with obstacles. Rather than dwelling on decisions made in the past that may not have been ideal, learn from them and, when faced with a similar opportunity, use that knowledge to make the most out of the situation and of what's possible for you today!  You may not have another chance.


Many people get so wrapped up in worrying about what might happen that they forget to appreciate what is happening.  It can be very easy to fall into the pitfall of worry when faced with an opportunity. What will the outcome be?  Is that going to be what's best?  Can I do this?  What if I fail?  All of these questions get in the way of just seizing the moment in front of you and experiencing what is in front of you.  Sure, you may fail, but failure is the best education you can ever experience. Don't worry about what might happen because you will miss what is happening.

While being present reminds us about how important today is to us, it helps us on a much deeper level. Being in the moment reminds you when things get tough, the reason you started in the first place.  Being in the moment helps you enjoy the journey you are taking to your goal and appreciating all it took to achieve it.  But more than anything, being in the moment helps make your life and the community you live in better.

(5) Winner Selection: One (1) prize winner ("Winner") will be chosen randomly chosen from all eligible entries received on October 2, 2018 and such prizewinner will be notified by phone/email within twenty-one (21) days prior to the YSU game on October 27, 2018.  If a Winner: (a) is unreachable; (b) does not make direct contact with the Burgan by the date specified in the notification message; or (c) fails to accept the Prize, Burgan reserves the right, in its sole and absolute discretion, to disqualify such Winner and, to select a replacement another Winner from the same entries based on the same criteria set forth in these Official Sweepstakes Rules.  Burgan shall not be responsible for failed attempts to notify the Winner and Burgan assumes no responsibility for any correspondence returned as undeliverable or any other problems associated with attempt(s) to notify the Winner.  Odds of winning depend upon the number of eligible entries received.

(6) Winner Verification: Upon the request of Burgan, the Winner must sign and return the following documents by a date determined by Burgan in order to be eligible to receive the Prize: (a) an affidavit of eligibility; and (b) a liability/publicity release in form and substance satisfactory to Burgan.  If any of the foregoing documents are not completed, signed, and returned within the stated time, or if the Winner is deemed by Burgan to be ineligible or not to have complied with these Official Sweepstakes Rules, then such Winner will be disqualified and an alternate Winner will be selected from the remaining qualifying Entrants, time permitting. 

(7) Sweepstakes Prize and Approximate Retail Value ("ARV"): (a) One (1) Winner will receive:

  • 2 tailgate passes

The ARV of the package is $2,000.  The Sweepstakes prizes are non-transferable and non-assignable to any other person including relatives or friends. Any attempt to transfer, assign or sell the Sweepstakes prize without the express written consent of Burgan may result in a forfeiture of the Sweepstakes prize at Burgan's sole discretion. The Winner shall be solely responsible for any and all costs not specifically described as part of the Prize, including (if applicable) any and all of his or her travel expenses and accommodations.  If applicable, the Winner must be able to travel on those dates and times designated by Burgan, in its sole discretion, and all travel arrangements shall be made by the Winner.  

Except where prohibited by law, Prize acceptance constitutes a release granting Burgan and YSU the right to use the Winner's name, likeness, statements (if true), biographical information, voice, and cities and states of residence for advertising, marketing, and publicity purposes on a worldwide basis (without review by the Winner) and in all forms of media, without compensation, remuneration, or other authorization.  Burgan and YSU expressly disclaim any responsibility or liability in connection with injury or loss to any person or property relating to redemption of the Prize.  Burgan and YSU make no representations or warranties in connection with the Prize.  Restrictions, conditions and limitations apply.

(8) Posting Terms and License to Use Entrant Personal Information: In order to promote, market, and publicize the Sweepstakes, Burgan, YSU and its respective affiliates may require a license to use any and all information, materials, and content submitted in the Sweepstakes including, but not limited to, each Entrant's name (and likeness), biographical information, and any other personal information submitted.  Accordingly, by submitting an entry, each Entrant expressly grants Burgan a worldwide, perpetual, irrevocable, royalty-free, non-exclusive, sub-licensable and transferable right and license to use, and share with its affiliates and any partner(s) of this Sweepstakes to use, however Burgan, its affiliates, and any partner(s) of this Sweepstakes may deem fit in its sole and absolute discretion, whether in connection with the Sweepstakes or otherwise, all content submitted in connection with an entry.

(9) Sweepstakes Conditions: All applicable U.S., federal, state, and local taxes, duties, or other taxes or fees are the sole responsibility of the Winner, who may be issued a 1099 IRS tax form for the ARV of any awarded prize. Prize consists only of items specifically listed as part of the prize.  The YSU men's football tickets are not redeemable for cash. No cash alternative or prize substitutions will be permitted. Game ticket locations awarded as prizes herein are subject to availability and determined by Burgan and YSU at their sole discretion. Times, dates and locations herein, including of YSU men's home football games, are subject to change and cancellation outside of Burgan's control or at YSU's sole discretion. If YSU games are canceled, suspended, not completed or not played for any reason, Burgan has no further obligation to the Winner to replace or substitute games.

(10) Limitation of Liability:  By entering, entrant agrees to accept and abide by the rules of this Sweepstakes and agrees that any dispute with regard to the conduct of this Sweepstakes, rule interpretation or award of prize shall be submitted to Burgan, whose decision shall be binding and final. By participating, entrant agrees to release and hold harmless the Released Parties from any injury, loss, or damage to person, including death, or property due in-whole or in-part, directly or indirectly, to the acceptance or use/misuse of the prize, participation in any Sweepstakes-related activity, or participation in the Sweepstakes.

Burgan is not responsible for any typographical or other error in the printing of this offer, administration of the Sweepstakes or in the announcement of prizes, including erroneous appearance of qualification for a prize, and under no circumstances will more than the stated number of prizes be awarded. If Burgan in its discretion elects to so abbreviate the Sweepstakes, Burgan reserves the right, but not the obligation, to award the prize from among all eligible entries received to date. All entries are the property of Burgan and are not returnable.  The use of any automated devices in connection with this Sweepstakes is prohibited. Burgan assumes no responsibility for computer system, hardware, software or program malfunctions or other errors, failures, delayed computer transactions or network connections, whether human, technical or otherwise in nature.  WARNING:  ANY ATTEMPT BY ANY PERSON TO DELIBERATELY DAMAGE ANY COMPUTERIZED SITE OR UNDERMINE THE LEGITIMATE OPERATION OF THE SWEEPSTAKES IS A VIOLATION OF CRIMINAL AND CIVIL LAWS AND SHOULD SUCH ATTEMPT BE MADE, BURGAN RESERVES THE RIGHT TO SEEK DAMAGES FROM ANY SUCH PERSON TO THE FULLEST EXTENT PERMITTED BY LAW.  Burgan reserves the right, in its sole discretion, to cancel or suspend this Sweepstakes should virus, bugs or other causes beyond its control corrupt the administration, security or proper play of this Sweepstakes. Burgan is not responsible for any injury or damage to any person's computer or related equipment resulting from or relating to participation in this Sweepstakes or downloading any material related to this Sweepstakes. Entries will be deemed made by the authorized account holder of the e-mail address submitted at the time of entry. In the event of a dispute, the potential winner may be required to provide proof that he or she is the authorized holder of the identified e-mail account.

(11) Publicity Release:  In consideration for accepting the prize, Winner hereby agrees and consents, without further authorization, compensation or remuneration of any kind, to the use of Winner's name and/or likeness in any and all advertising, promotions and other publicity conducted by the Released Parties except where prohibited by law.

(12) Sweepstakes Administration & Marketing:  Entrants may be contacted for purposes of Sweepstakes administration using the contact information provided by the entrant (e.g., winner notification).  Each entrant may also be asked, but is not obligated, to consent (or "opt-in") to receive additional promotional emails or offers from Burgan or YSU.  Subject to entrant's consent, entrant understands that Burgan or YSU may use entrant's information (including e-mail address) for marketing purposes and to provide entrant with information about Burgan or YSU services and special offers and entrant expressly consents to the use of entrant's information for such purposes.

(13) Disputes/Choice of Law:  (a) Any and all claims, judgments, and awards shall be limited to actual out-of-pocket costs incurred, including costs associated with entering the Sweepstakes, but in no event attorneys' fees; and (b) under no circumstances will Entrant be permitted to seek the award of, and Entrant hereby waives all rights to claim, punitive, incidental and consequential damages or any other damages, other than actual out-of-pocket expenses, and hereby waives all rights to have damages multiplied or otherwise increased.  All issues and questions concerning the construction, validity, interpretation and enforceability of these Official Sweepstakes Rules, or the rights and obligations of Entrants and/or Burgan in connection with the Sweepstakes, shall be governed by, and construed in accordance with, the laws of the State of Ohio, without regard for conflicts of law doctrine, and all proceedings shall take place in the State of Ohio.  All Entrants agree to submit to the exclusive jurisdiction of the courts of the State of Ohio and agree to waive the right to a jury trial with respect to any claim or dispute with regard to any aspect of the Sweepstakes or Official Sweepstakes Rules.

(14) Winner's List:  To obtain a list of Winners, send a self-addressed, stamped envelope to: 2018 Better with Burgan Tailgate Sweepstakes, Burgan Real Estate, LLC, 5335 Market St., Youngstown, OH 44512. Request must be received within thirty (30) days of the conclusion of the Sweepstakes Term.


(16) Entrants are only eligible to win one (1) prize per 90-day period regardless of sweepstakes, contest, giveaway or promotion type. 90-day period starts when prize is awarded.
